BECOME AN INFORMED CONSUMER FOR FREE
1. Attend the live Abe Lee Seminars pre-licensing class or do the independent course free if you sign a listing agreement or sign a Buyer's Representation Agreement. Even if you do not want to get a real estate license, it is very helpful to go through the school in order to know what to expect when you go through the home buying process.
BECOME A REFERRAL AGENT AND EARN EXTRA INCOME
2. Earn thousands of dollars in extra income without quitting your job. Simply take the pre-licensing course and get a real estate license and join our referral firm. You can earn 20% of the commission by referring a buyer or seller and if it closes, Pam Shewell (PLS Realty), our Referral Broker, will receive 25% of the commission and you will get 20%. Pam will keep 5%. You must pay for the course and will be reimbursed the tuition after your referring transaction has closed. If you have a hot lead and are not able to take the class before the transaction is closed, you can give the referral to Abe Lee Realty (ALR) and when the transaction closes, we will hold the 25% commission for Pam Shewell until you get your real estate license. In this case, you take the class free since you have a transaction in escrow or have a closed transaction. All agents in the referral company do not pay Honolulu Board of Realtor (HBR) dues, Multiple Listing Service (MLS) fees, and Errors & Omissions (E&O) insurance. If at least one referral ends in a closed transaction in the biennium, the referral agent will get the tuition refunded, a 20% referral fee and the license renewal fee for the next biennium will be paid by ALR. CE classes will also be free for the live classes if you give us a referral that closes in the biennium. You will receive a referral commission from every agent that you recruit to Pam's referral company. If however, you refer a client to ALR that DOES NOT result in a closed transaction, you WILL NOT be refunded the tuition and WILL BE responsible for the license renewal fee and CE class fees.
A referral agent at Pam's office can recruit other referral agents and they will get a 5% referral fee from Abe Lee Realty. ALR will pay Pam 30% commissions, and she will get 5%, the agent that referred the client will get 20% and the recruiter that brought in the referral agent will get 5%. This will encourage the referral agents to recruit other referral agents and get paid for recruiting. If you recruit agents to Abe Lee Realty and you are with PLS, you will receive a 4% override on the agent's production. Pam will receive 5% and keep 1% and pay you 4%.
SWITCH CAREERS AND BECOME A REALTOR
3. Switch careers and become a real estate agent full time. Although ALR prefers full time agents, you may be considered on a part time basis if you are serious about the real estate business. Take the pre-licensing course and join us. You will receive the override commissions on every person that you recruit. The tuition will be reimbursed after you join Abe Lee Realty and have your first closed transaction.

RECRUIT OTHER AGENTS WHO FIT OUR CORPORATE MOLD AND EARN OVERRIDE COMMISSIONS
4. Recruit active full time agents from other companies and you will receive the commission override. If the agent that you are recruiting will transfer to our company at 85% commission rate, you will receive a 3% override on all of their production up to $10,850 each year. All agents who join us that transfer at below the 85% commission rate will generate a 7% override to you up to $10,850 per year. If the agent goes to 85% during the year, the override rate will be reduced to 3% on any sales volume over the 85% rate. No matter who you recruit, you will have a chance to earn an override commission as long as your personal production is $60,000 gross commissions.
MARKET FOR NEW CLIENTS FOR NEW PROJECT SALES
5. If you meet anyone who is looking to buy a house at any of the development projects such as Ocean Pointe, Gentry Homes or D.R. Horton, let them know you can represent them as the buyer's agent. You must accompany the buyer on the first visit to the sales office or you will not be able to get a commission. An incentive to have them call you is to offer these clients a rebate on part of your commission so that they will be sure to call you and go with you to visit the sales office. Giving a part of your commission to buyers and sellers is not a violation of the licensing law.
FARM EXISTING PROJECT OWNERS AND HAVE THEM JOIN THE REFERRAL COMPANY
6. You can farm all of the projects that were built by Gentry, Haseko, Horton, Castle and Cooke and introduce our referral program or the free pre-licensing course. These owners may know friends or relatives that may want to buy into the projects and ask for their referrals and offer them a commission through the referral program. You get a commission from most of the developers and we can give the referral commission to your referral agents that you recruited.
